Federation Home Renovation
117 Flinders Street
This 1925 federation-style home had seen better days – but behind the wear was a classic worth reviving.
With the original home in poor condition and a facade hidden behind years of tenancy and clutter, the vision was to restore its character while extending it for modern living – thoughtfully and respectfully.
We designed a large rear extension that added two new bedrooms, a main bathroom, an open-plan living, dining and kitchen zone, and a functional laundry that connects through to a new rear-access double garage via the laneway. The raked ceiling over the living area draws in northern light and creates a sense of volume and openness at the heart of the home.
The Hamptons-style kitchen brings classic detailing into a modern family layout, while at the front of the home, a clever addition over the existing verandah created a new ensuite – directly linking to the master bedroom and tying seamlessly into the original footprint.
The finishing touch? A facade glow-up that included full tuckpointing and brickwork restoration, reviving the home’s red brick charm and enhancing the existing federation character it was built on.
The result? A restored and reimagined federation home, rebalanced for family living – where heritage features shine alongside fresh functionality.
